
Jennings Real Estate Services has completed the $6.4 million sale of 609 Silver Street, a 90,000-square-foot industrial building located in the Agawam Industrial Park in Agawam, Massachusetts.
The transaction closed on August 7, 2026. The buyer, Applied Chemistries Inc., is an established Agawam-based company purchasing the facility to relocate and expand its local operations.
Jennings Real Estate Services represented the property throughout its complete ownership life cycle. The firm assisted the ownership group with its $1.25 million acquisition in 2012, subsequently leased portions of the building to LKQ Corp and Surteco North America, and represented ownership in the recent sale.
The progression from acquisition through stabilized occupancy and disposition illustrates how active leasing and long-term asset management can create value for industrial property owners. The $6.4 million sale price represents an increase of $5.15 million over the property’s 2012 acquisition price.

The industrial building offers eight loading dock doors, clear heights ranging from 19 to 20 feet and 24-foot-by-40-foot column spacing. An ESFR sprinkler system serves approximately half of the building.
Located within the Agawam Industrial Park, the property provides access to Route 57, Interstate 91 and the broader Western Massachusetts and Northern Connecticut labor and distribution network.
The building’s size and physical configuration made it well suited for Applied Chemistries, which sought a permanent location capable of accommodating its relocation and expansion without leaving Agawam.
Industrial availability remains limited in portions of Western Massachusetts, particularly for companies seeking larger facilities with functional loading, suitable clear heights and convenient highway access. These requirements can make existing industrial buildings with established operating histories attractive alternatives to new construction.
Jennings worked with the parties to structure a transaction that addressed the buyer’s operational requirements while delivering a successful disposition for ownership.
