Allen Markel Matches Houston Sellers to One of Seven Home Selling Options Using Side-by-Side Dollar

Cypress, United States - October 30, 2026 / Allen Markel Real Estate /

CYPRESS, Texas, October 28, 2026 – Cypress REALTOR® Allen Markel of Texas Premier Realty is putting a consultant's approach at the front of his website: before a seller picks a price or a buyer picks a loan, he asks what the move has to accomplish. His view is that the right way to buy or sell depends on the person, so the first step is a conversation about goals, not a standard pitch.

Start with the goal, then choose the method

Sellers can take a five-question quiz on allenmarkel.com that takes about 60 seconds. It asks where the home is, what matters most in the sale, how soon the move has to happen, what condition the home is in, and whether anything special is going on, such as a divorce or an inherited house. The answers point toward one or more of seven ways to sell, and each way has its own page covering who it suits, who it does not suit, the steps and the trade-offs. In broad terms:

  • Speed and certainty points toward a Quick Cash Offer.
  • The highest possible price points toward a traditional sale, or toward renovating first and paying at closing.
  • Buying the next home before selling points toward a trade-in.
  • More time before moving points toward sell and stay, a leaseback.
  • A cash offer closer to full value points toward a Market Value Cash Offer.
  • Monthly payments instead of one lump sum, for owners with no mortgage, points toward owner financing.

Dollars side by side

A consultant's job is to show the cost of each choice. Before a seller takes a cash offer, Allen puts a traditional sale next to it so the difference is visible in dollars, and a written net sheet lists what selling will cost. Cash options trade some price for speed or certainty, and the site's pages say so plainly. When he brings cash offers to a seller, he represents the seller, not the buyer.

“Nobody should sell a house without seeing both columns, what a fast sale pays and what a full listing is likely to net. Then the choice belongs to the homeowner,” said Allen Markel.

Buyers get the same treatment

Buyers can also begin with their situation. The site has pages for first-time buyers, buying before selling, down payment assistance, new construction, self-employed buyers, buyers working through credit issues, buying with no down payment and an owner-financed purchase. Separate pages explain conventional, FHA, VA, USDA and assumable loans. A lender confirms which programs a buyer actually qualifies for, and the pages say that too.

Premium Search then turns the budget into numbers a buyer can set once: property-tax rate, HOA fees, flood risk and school grade. That keeps the conversation about what a home costs to own, not only its price.

“I spent 28 years in information technology, so I treat a move as a decision problem. Gather the facts, lay out the options, and let the client weigh them. It is guidance, not a script, and it is not legal, tax or financial advice,” Markel said.

The quiz and the method pages are free to use. Anyone can ask for a home value, which is an estimate drawn from recent nearby sales and not an appraisal.
